Commercial Real Estate

Whether you are an Investor, Owner Occupant or Tenant, matters that affect your real estate can be critical issues. I am a sole practitioner and personally handle all matters for you. You will not be shuffled off to an associate or paralegal.

As an experienced real estate attorney, I am able to provide knowledge and guidance for structuring commercial real estate acquisitions and sales. The proper preparation, negotiation and review of sales contracts, building contracts and subcontracts, and other related documents are essential in order for you to achieve the results you anticipate.

Financing is the key to many transactions. With forty years as a commercial real estate lawyer negotiating with banks on behalf of clients, I have guided complicated mortgage backed security loans, as well as medium and smaller sized loans, including construction loans, to successful conclusions. Negotiating out punitive boilerplate terms by knowing what to look for and how to get rid of them, can make all the difference between success and disaster.

How can you be in the best position, if your Tenant goes belly up? What happens to you, if the Landlord does not deliver the premises as scheduled? Whether representing Landlords or Tenants, as a commercial real estate lawyer I am able to guide you through the maze of terms in commercial real estate leases.

Ownership Entities

Commercial real estate attorneys must be able to serve the client beyond the acquisition of the property. The creation and maintenance of ownership entities, such as limited liability companies, limited partnerships, corporations and variations of these entities is not automatic. I have the skills to tailor the project to your needs.

Declarations and Restrictions are long and complicated. They have to be well coordinated with property owners associations to meet the needs of the Developer, yet provide for a successful transition to self-governance of the subdivision. If they are not crafted to the unique needs of each subdivision, too often there are serious repercussions in the future.
